In order to know whether you are indeed ready to rent a property, it is imperative to get your finances in order. Most letting agents will charge a fee in order to secure the property and to start progressing the application. Our fee is £240 for the first tenant and £90 for any further tenants. You will also need to have the deposit and first months rent ready on or before your move in date. The deposit we take is generally £100 more than the rental amount.

We outsource our referencing to The Lettings Hub who conduct the searches on our behalf. This includes a credit check, landlord reference and employers reference or income check. References are automatically declined if CCJs are found and not declared, so it is important to be aware of what's on your credit file. Some agents also charge for providing a landlord reference, so this is important to find out too. Lastly, if your income is from employment, you must be in a permanent position, or on a contract longer than the term of the tenancy. If you are self-employed, you must be able to show 2 years accounts.

We follow up all viewings personally, by phone, and are happy to answer any questions you may have about the properties, or find out any additional information from the landlords for you. Should you apply for one of our properties, we will keep you well informed of the landlords comments and decisions, and come back to you as quickly as possible.

Finding the right property is just the beginning! We aim to take the headache out of renting by liaising between you and the landlord and being on hand to provide professional advice at any time. As well as registering your deposit with a scheme and ensuring your landlord complies with all current legislation, we will draw up an initial inventory, conduct 3 monthly property inspections and provide a check out report at the end of the tenancy to protect you and your deposit. We will be the first point of contact for all maintenance issues, which can be logged using our online portal, and work with local contractors to resolve all issues in an efficient manner, giving you peace of mind.
