Research

Before you can make such a big decision as to whether it's the right time for you to sell, you must first know about the area you're selling in, what the local property market is doing, who's looking to buy and who's not, and of course, what your home is worth. You could spend hours researching this yourself, or better still, you could leave the hard work to us and we will present all of this to you on a valuation appointment.

Marketing

Once you've chosen which agent you want to work with, they will set about preparing the marketing details for you. Our property details include high quality photographs, measurements, accurate floor plans and well written property descriptions, and will only be set live upon your approval. We also provide a For Sale board, listings on Rightmove, On The Market and our own website, viewings arranged by us, regular property reviews and MyPropertyFile, your own property portal to keep you up to date with viewings, feedback and offers.

Negotiating

The art of negotiation is a skill essential to any good estate agent. We follow up all viewings personally, by phone, and convey offers to you immediately. Upon receipt of an offer we qualify the buyer and get full chain details so you can make an informed decision. We are always on hand to provide guidance and advice, but ultimately all decisions are made by you and we are happy to carry out your instructions.

Sales progression

Finding a buyer is just the start! Once you accept an offer, we will start to proactively chase the sale through to a successful completion. We do not just support the sale, but take an active role in progressing it and chase most sales weekly, or more frequently if required. This includes ensuring paperwork is issued promptly by conveyancers, and returned to them equally as quick, checking with conveyancers that searches are ordered and enquiries are raised efficiently, following up the mortgage application and survey, being on hand to resolve any concerns raised by surveyors or conveyancers, and overall to enhance the level of communication and reduce the hassle for you.
